Why Renters Love Portland’s Richmond Neighborhood (And Why It’s One of Our Favorites to Manage)

If you spend even one afternoon wandering Portland’s Richmond neighborhood, you’ll understand why so many people want to call this part of SE home.

As a Portland-focused property management company, Living Room manages many of the homes in this part of the City — and after walking the neighborhood myself, camera in hand, I remembered exactly why renters fall in love with Richmond. It’s walkable, creative, a little quirky, and packed with the kind of local energy Portland is known for.

Richmond sits right in the sweet spot between:

  • SE 29th (west)

  • SE Hawthorne (north)

  • SE 50th (east)

  • SE Powell (south)

It’s a neighborhood that somehow gets the best of both worlds — the buzz of Hawthorne and the food-lover magic of Division and Clinton — without feeling overbuilt or rushed.

The Richmond Housing Vibe

Most of the homes we manage here feel distinctly Portland.

About 69% of our Richmond rentals are single-family homes, with another 30% being smaller duplexes, triplexes, or ADUs. Homes tend to sit slightly elevated off the street, often with those adorable tucked-in garages and a handful of stairs leading up to the front door.

And the yards? Green. Lush. Very Portland.

You almost feel like you need a light gardening hobby just to fit in.

While there isn’t overwhelming new construction, what is going up tends to be medium-sized apartment buildings — often mixed-use communities with coffee shops, salons, or small businesses tucked underneath. It adds energy without overpowering the existing character.

Richmond has a strong mix of residents too. According to the neighborhood association, it’s roughly 44% renters and 56% homeowners, which gives it that nice balance of stability and movement.

Hawthorne: Local or Bust

Let’s talk about Hawthorne for a second. This is the Boulevard that borders the North side of Richmond. 

If you’re new to Portland, this is one of those streets that feels like everything the city wants to be — vintage shops, consignment finds, indie bookstores, bars, cafés, and just a constant stream of people walking, talking, and living life outside.

No big chain energy here. It’s local or bust.

You’ll find:

  • Vintage stores buying and selling secondhand treasures

  • Coffee shops every few blocks

  • Neighborhood pubs that somehow always feel lively but relaxed

And yes — practical life exists too. You’ve got a Fred Meyer and a New Seasons within easy reach, plus a Safeway and Natural Grocers on the opposite side of the neighborhood. Grocery options are abundant, which sounds small until you realize how much easier that makes daily life.

Fair warning though: if you live right off the strip, parking can be competitive. This is a neighborhood where a driveway feels like winning the lottery.

Schools & Community Feel

Richmond Elementary anchors the neighborhood with a classic, stately presence and strong community feel.

And while Cleveland High School technically sits just outside the boundary, the Warriors’ field hugs the edge of the neighborhood and serves many local students.

It’s the kind of area where you see people walking dogs, biking, chatting with neighbors — a lived-in neighborhood rather than just a destination.

Small Things I Loved Walking Richmond

These are the moments that make the neighborhood feel special:

  • Tree swings tucked into front yards

  • Mini free libraries (Did you know there is an interactive map of all PDX Sidewalk Joy?)

  • Painted sidewalks

  • Basketball hoops over driveways

  • Love-is-Love signs

  • Street seating
  • Murals and art tucked into unexpected corners

Honestly, planning a Richmond scavenger hunt wouldn’t be hard.

The Food & Drink Situation (It’s Dangerous)

You could spend weeks trying to hit every spot.

A few highlights from my walk:

  • The Whole Bowl — lunch for under $10 and surprisingly filling for this local favorite that hosts only one menu item. 

  • Good Coffee Richmond — where I grabbed an 8-ounce smoked fig latte made by possibly the friendliest barista in Portland

  • McMenamins Baghdad Theater & Pub — perfect for people watching on Hawthorne, play a game of pool or watch a movie.

  • Moberi — a great alternative when you want something lighter (hello açai bowls)

  • John’s Marketplace — on the south edge of the neighborhood and basically Powell’s Books… but for beer

And yes — I passed:

  • Por Qué No (Expect to be unintentionally judged if you haven’t been there yet. “What? How have you not been to Por Qué No?” – you know, that kind of thing.) 

  • Loretta Jean’s (it took actual self-control not to stop and take home an entire pie)

  • Petite Provence (French brunch with a Portland twist…yes please!)

  • The Meadow (ideal for thank-you gifts and a chocolate craving)

  • Insomnia Cookies (dangerously close to many rentals we manage)

  • Salt & Straw became a Portland favorite long before it got national attention — and Richmond residents get it right in their backyard.

The Fun Side of Richmond

It isn’t just restaurants.

You’ve got places like:

Richmond feels creative without trying too hard. You’re constantly stumbling across murals, window art, or something unexpected that reminds you why Portland is, well… Portland.

Why Renters Love Richmond

Here’s what I see over and over from renters who choose this neighborhood:

  • Walkability that actually works for daily life

  • A strong local business culture

  • Great housing mix — from classic homes to smaller multifamily options

  • Access to both Hawthorne and Division/Clinton without sacrificing neighborhood feel

Our average Richmond rent sits around $2,763, which is a bit above the city-wide average — but renters here are often paying for location, charm, and lifestyle all in one.

A Living Room Take

Richmond feels like one of those rare neighborhoods that doesn’t try too hard to impress you — it just not-so-quietly delivers.

You’ve got old homes with personality. Streets full of people walking dogs. Coffee shops where someone remembers your order. And enough food, art, and activity nearby that you’ll constantly find yourself saying, “Wait… that’s only a few blocks away?”

If you’re looking for a Portland neighborhood that feels both connected and comfortable — busy, but still grounded — Richmond is absolutely worth exploring.
